In our ever-changing real estate market, accurate property valuations are more important than ever. In a market of strengths and weaknesses, having an unbiased opinion of value is more reliable than a listing brokers’ opinion, whose opinion could be viewed as subjective.

For Sellers getting your home appraised prior to listing helps set a benchmark of value and helps to manage the seller’s expectation.  The basic assumption of a Certified Appraisal is that all operational systems are in good working order. Cosmetically, an appraiser can make suggestions to the seller to make their home more compelling to the buyer market.  Sellers should hold off on doing cosmetic upgrades until they know the value of their property. 

Human expertise is irreplaceable in ensuring accurate property assessments. Don’t be influenced by computer models or a neighbor’s sale.
