We’re in the second quarter of 2026, and while the rest of Long Beach is finding its footing, the 90807 remains the crown jewel of stability—but with some new rules of engagement.

For the Buyers: Finding the “Entry” in a Premium Zip

Let’s be real: buying into the 90807 has always been a status symbol, but today’s market is giving you a rare opening. Inventory in the Knolls is finally showing some life, up about 15% year-over-year.

The median price here is holding firm around $1,150,000, but here is your “in”: the days of 48-hour bidding wars are fading. We’re seeing contingent offers getting accepted. If you’ve been sitting on the sidelines because you have a home to sell first, the “90807 wall” has finally cracked. You have room to negotiate on those classic 1940s bungalows. With rates hovering in the low 6s, your monthly carry is finally predictable. The window is open, but don’t dawdle—this zip code doesn’t stay “quiet” for long.

For the Sellers: You’re Sitting on Gold (If You Don’t Overplay)

To the sellers—which is most of you in this zip—listen closely. You are sitting in one of the most insulated pockets of Southern California. Demand for the ’07 is evergreen because of the schools, “First Fridays” culture, and that neighborhood feel you just can’t replicate elsewhere.
