If you are reading this, we have one thing in common. Steamboat is the place we call home. I never take that for granted. The lifestyle we get to live here, with our mountains, rivers, trails, and tight-knit community, is something truly special. And it’s no surprise that people continue to seek it out.

Real estate often reflects the lifestyle people dream of. The latest numbers show that Steamboat’s market isn’t moving as one big wave anymore. Different parts of our community are moving in different ways based on what buyers value, how they want to live, and the lifestyle they’re building.

Fish Creek and the Value of Connection

Nowhere is this more evident than in the Fish Creek area, one of Steamboat’s most connected and sought-after neighborhoods. With its trails, parks, recreation access, and convenient location, Fish Creek continues to be one of the most desirable areas in town.

Since 2019, the median price per square foot in Fish Creek has increased by an incredible 120.6%, with a Compound Annual Growth Rate (CAGR) of 14.1%. CAGR simply means the average annual rate of appreciation over a period of time, giving us a clearer picture of long-term trends. Compare this to the national number of 7-8% for the same time period.

That tells us something important. Buyers are willing to seek out recreational access, community,  and convenience. In many ways, Fish Creek represents what so many people value most about living in Steamboat.

Space, Privacy, and a Different Kind of Luxury

Outside of town, areas with larger parcels are also seeing standout appreciation. South Valley leads the way with a 16.7% CAGR, followed closely by North Routt at 14.3%. Buyers are prioritizing space, privacy, views, and room to breathe. Whether it’s space for horses, recreation, or simply more elbow room, these lifestyle-driven priorities are creating standout growth.

One of the biggest takeaways from this data is that different buyers are seeking different versions of the Steamboat lifestyle, and the market is responding accordingly.

A Healthier and More Balanced Market

At the same time, our market has shifted into a healthier, more balanced environment. Inventory is up, buyers have more options, and negotiations are less lopsided than during the frenzied past few years. Buyers no longer need to make instant decisions, and sellers no longer hold all the leverage. This gives buyers room to act thoughtfully and sellers time to present their homes in the best possible condition.

For many longtime homeowners, the equity built over the last six years has been remarkable.
