Over the past year, I have had more conversations with Light Farms homeowners who are surprised by what happens when their insurance renews: premiums increase, roof coverage becomes more limited, and wind and hail deductibles rise significantly.
One recent change worth paying attention to is AAA’s current 3% wind and hail deductible offering across the DFW. For many homeowners, that is a major jump from the 1% or 2% deductible they may have had in the past. Another recent change is Safeco adding a cosmetic exclusion to all of their policies as well. A deductible is the portion of a covered loss you pay before insurance contributes. With a percentage deductible, that percentage is based on your home’s insured value, not simply the price of the repair. For example, on a home insured for $500,000:
- A 1% hail deductible is $5,000
- A 2% hail deductible is $10,000
- A 3% hail deductible is $15,000
That is a meaningful difference when a hailstorm damages a roof, gutters, screens, paint, or other parts of the property.
Why Your September 5, 2025 Policy Matters
The last confirmed hail event affecting Light Farms by radar was September 5, 2025. For a potential storm-related claim, what matters is not only your deductible today. It is also the deductible, roof coverage, and policy terms you had on the actual date of the storm.
Your policy in effect on September 5, 2025 is generally the policy used to evaluate damage from that storm. So even if your policy has since renewed with a higher deductible or reduced roof coverage, you may have had better terms at the time of loss.
If you had anything less than a 2% wind and hail deductible on September 5, 2025, it would be smart to have me take a look at your roof and property before assuming there is nothing worth pursuing.
Why a Trusted Property Assessment Matters
Not every roof with hail marks should become an insurance claim. A good contractor should be honest about that. But homeowners should not have to guess whether their roof has damage, whether it is old damage or recent damage, or whether there is enough affected property to justify taking the next step. That is where having someone experienced and trustworthy inspect the entire property can make a big difference. A proper assessment is more than looking at a few shingles from the ground. I look for signs of hail damage on the roof, soft metals, vents, gutters, downspouts, screens, painted surfaces, and other areas that may help tell the full story. My job is to give you a clear, straightforward opinion. If I do not see enough damage to justify filing a claim, I will tell you. If I do see legitimate concerns, I can explain what I found, what your options are, and whether your policy from the date of loss makes the situation worth considering. The cost of doing nothing can be higher deductibles later, more restrictive coverage at renewal, an aging roof with less protection, and a bigger out-of-pocket expense after the next storm. The value of checking now is knowing where you stand before those options disappear.
Complimentary Roof Tune-Up for Light Farms Neighbors
I offer Light Farms neighbors a no-charge roof and property assessment.
While I am there, I will also take care of small repairs and a basic roof tune-up whenever I can do it myself. That may include sealing exposed fasteners, checking pipe boots and flashings, resealing minor vulnerable areas, and addressing small maintenance items that could otherwise turn into a future leak.
There is no pressure and no obligation. The goal is simply to help you protect your home, understand its condition, and make an informed decision.
A Better Roof Can Improve Future Options
For homeowners who do need a replacement, I install a premium impact-resistant shingle at no extra charge. It is designed to better withstand hail and provide stronger long-term protection for your home. Many homeowners also typically see meaningful savings at renewal after installing a new roof, and some insurance companies offer additional discounts for qualifying impact-resistant shingles. Some carriers will also offer a lower deductible with a impact resistant shingle installed.
Every carrier and policy is different, so discounts and eligibility should always be confirmed directly with your insurance agent or carrier. But besides price, upgrading to a more impact-resistant roof can help reduce future risk and put you in a better position before the next storm.
Have You Been Denied or Only Partially Approved?
A denial or partial approval is not always the final answer.
I have helped many Light Farms neighbors request reinspection’s, document damage more clearly, and make sure the carrier has the information needed to properly evaluate the property. If I do not believe your claim has enough merit to justify filing or pursuing further, I will always be upfront with you.
My goal is not to push every homeowner into a claim. My goal is to help you understand your roof, your options, and the potential cost of waiting.
Call or text me personally at (469) 430-6906 to schedule your complimentary roof and property
assessment.
I will inspect it honestly, take care of any small repairs or tune-up items I can handle myself, and help you make the best decision for your home.
