How Bridge Loans Work

In today’s competitive real estate market, many homeowners find themselves in a difficult position: they want to purchase a new home before selling their current one. A bridge loan can provide a practical solution by offering short-term financing that “bridges” the gap between the purchase of a new property and the sale of an existing home. Typically secured by the borrower’s current home, a bridge loan gives homeowners access to a portion of their available equity, allowing them to make a down payment on a new property or even purchase it outright while waiting for their current home to sell.

One of the biggest advantages of a bridge loan is flexibility. Rather than rushing to accept a lower offer on an existing home or including a home-sale contingency in a purchase contract, borrowers can move forward with greater confidence and negotiating power. This can be especially valuable in a seller’s market where desirable homes receive multiple offers and timing is critical. Bridge loans are generally designed for short-term use, often ranging from a few months to a year, with repayment commonly occurring when the borrower’s existing home is sold.

While bridge loans can be an effective financing strategy, they are not the right fit for every situation. Borrowers should carefully consider the cost, as bridge loans often carry higher interest rates and fees than traditional mortgage products. It is also important to have a realistic plan and timeline for selling the current property.
