Mortgage Renewal Looming? Don’t Just Sign — Take Time to Review

For many homeowners, a mortgage renewal can feel like a simple piece of paperwork. A letter arrives from the lender, a new rate is offered, and the easiest thing to do is sign it and move on.

But your mortgage renewal is much more than a formality. It is one of the best opportunities you have to review your financial situation, compare options, and make sure your mortgage still fits your life.

Your Mortgage Should Fit Your Life

Here in Springwater and the surrounding area, many families are balancing higher household costs, busy careers, growing families, renovations, aging parents, and retirement planning. Your mortgage should support your goals — not simply roll over because the renewal date has arrived.

Renewal Time Is Decision Time

When your mortgage term ends, you are not required to automatically renew with your current lender. You have the chance to look at your rate, payment, term, amortization, prepayment privileges, and overall mortgage structure.

Your current lender may offer a renewal rate, but that does not always mean it is the best option available to you. In many cases, lenders expect clients to sign the first offer because it is convenient. However, a small difference in rate or structure can make a meaningful difference over the next few years.

Start the Conversation Early (4 – 6 months prior to renewal)

A good rule of thumb is to begin reviewing your mortgage options up to 120 – 180 days before your renewal date. Starting early gives you time to compare lenders, understand current market conditions, and avoid making a rushed decision. Waiting until the last minute can limit your options and leave you feeling pressured to accept whatever is in front of you.

Ask the Right Questions

Renewal time is also a great opportunity to ask important questions. Is my payment still comfortable? Do I want the security of a fixed rate or the flexibility of a variable rate? Should I adjust my amortization? Do I have higher-interest debt that should be reviewed? Am I planning renovations, a move, retirement, or helping a child purchase a home?

The right mortgage is not always just about the lowest rate. It is about the right strategy.
