If you’ve been following some of the national news stories, you might think the housing market has come to a standstill. Headlines about falling prices, higher interest rates, and fewer buyers have led many people to believe the market is crashing.

Here in the Dove Valley area, however, the local data tells a different story.

While today’s market has slowed from the unprecedented pace of 2021 and 2022, it is not collapsing. Instead, it has shifted into a more balanced and sustainable market—one where buyers have more choices, sellers have more competition, and both sides have opportunities.

Take our community as an example. As of this writing, there are 61 homes actively on the market, with 27 already under contract. That means nearly 45% of the available inventory has already found a buyer. Those numbers simply don’t reflect a market where “nobody is buying.”

The biggest difference today isn’t that homes aren’t selling—it’s that buyers have become more selective.

Homes that are thoughtfully prepared, professionally presented, priced competitively, and marketed effectively continue to generate strong interest. Buyers have more inventory to choose from than they did a few years ago, so they’re naturally drawn to homes that stand out and clearly demonstrate their value.

Interest rates have certainly changed the conversation, but they haven’t stopped it. Today’s buyers are looking beyond the purchase price and paying closer attention to overall terms and affordability. Many successful transactions now include creative strategies that help improve affordability while creating value for both buyers and sellers. In today’s market, it’s no longer just about the asking price—it’s about presenting the best overall opportunity.
