As of mid-June 2026, the resale market in Latitude Margaritaville Watersound stays balanced and neutral. Active listings number around 50-55, with average days on market (DOM) at 84-90. The Median list price sit at $518,000 community-wide, and average price per square foot holds at $313.54. Recent closings remain steady, though the pace reflects a market where buyers have options and negotiate thoughtfully.

Buyer sentiments show genuine interest in our resort-style lifestyle — the Town Square, trails, events, and beach access — but caution prevails due to elevated mortgage rates (hovering in the 6% range) and ongoing insurance costs. Island Collection: Larger single-family (2,330-2,568 sq ft, 3 beds/2.5-3 baths) fall in the $785,000-$927,500 range. Entertaining areas help these hold value well.

Vista Collection: Premium single-family (3,095-4,048 sq ft, 3-4 beds/3-4.5 baths) start over $1,000,000, especially for views. Limited supply keeps these exclusive and attractive to luxury buyers.

Important Update: Resale Working Fund Contribution Increase

The Latitude Watersound Amenity Association Board of Directors has approved raising the resale working fund contribution from $500 to $2,500 effective July 1, 2026. Of this, $750 is allocated to the Homeowners Association. This one-time fee applies only to resales and aims to support long-term expenses and keep the new home sales being more attractive than resales. Previously, new purchases included a $100 foundation fee plus $500 working fund contribution and was commonly referred to as a New Buyer fee. This trend continued with resale homebuyers paying the $600 fee at closing.
