Labor Day has long been considered the unofficial end of the summer real estate season. Every September, I hear the same question from homeowners:

“Did I miss my chance to sell? Should I just wait until spring?”

It’s a common belief—but is it actually true?

The answer may surprise you.

While the pace of the real estate market naturally changes after Labor Day, that doesn’t mean the market comes to a stop. In fact, Totowa’s housing market tells a very different story. When we look at the numbers over the past four years, one thing becomes clear: opportunity doesn’t disappear after Labor Day—it simply changes.

The Labor Day Myth

Many people believe the best time to buy or sell a home ends with summer vacation. While it’s true that spring and early summer are traditionally the busiest months, fall brings a different kind of market.

Families hoping to move before school starts have usually completed their move. Vacation season is over, and the frenzy of multiple weekend open houses begins to settle.

But here’s what many people overlook:

The buyers still looking after Labor Day are often the most serious.

Whether they’re relocating for work, downsizing, purchasing their first home, or making a life change that can’t wait until spring, these buyers aren’t simply browsing—they’re ready to act when the right home becomes available.

For sellers, that often means fewer casual showings but more qualified buyers walking through the front door.

At first glance, one statistic stands out:

Fewer homes have sold each year.

Many people assume that means demand has slowed.

However, when you look deeper, a different picture emerges.

During that same period, Totowa’s average home sale price increased more than 20%, climbing from $569,128 to $685,412.

Homes also continued selling in approximately one month, while sellers consistently received 101% to 103% of their asking price.

If demand had truly disappeared after Labor Day, these numbers would likely look very different.

Instead, they tell us that inventory has remained limited while buyers continue competing for well-priced homes.

Why This Matters:

Timing is important in real estate—but so is understanding your local market.

Many homeowners automatically assume they should wait until spring to list their home simply because summer has ended.

But waiting isn’t always the best strategy.

Fall often means:

Less competition from other sellers
More serious buyers
Pleasant weather for showings
Buyers hoping to close before the holidays or the new year

Sometimes selling in September or October means your home receives more attention than it would during the crowded spring market.

Why Buyers Continue Choosing Totowa

Totowa continues to attract buyers because the reasons people love living here don’t change with the seasons.

Excellent access to Routes 80, 46 and 23. A convenient commute to New York City. Beautiful established neighborhoods. Parks, schools, local businesses and a true sense of community.

Those qualities are just as attractive in October as they are in May.

The Bottom Line

Labor Day may mark the unofficial end of summer—but it doesn’t mark the end of Totowa’s real estate market.

Yes, the pace changes.

The crowds become smaller.

The buyers become more focused.

The competition often becomes more manageable.

But as Totowa’s own market statistics show, well-priced homes continue to sell quickly, buyers continue paying strong prices, and home values have continued to rise.

The calendar shouldn’t determine whether you buy or sell.
