There’s a common misconception that once summer ends, the real estate market slows down with it. Here on the Connecticut Shoreline, that isn’t necessarily the case. Fall can feel like a second spring for real estate, and here’s why!
The buyer walking through your home in October may be very different from the buyer who walked through in May. Summer buyers can sometimes be casually exploring. They may be on vacation and walking by an open house, thinking about a move “someday,” or trying to see what their budget can buy. Fall buyers tend to have a little more urgency.
While the easygoing and relaxing feel of summer may change, motivated buyers are still out there and many have been searching since spring, attending open houses, competing in multiple-offer situations, and missing out on homes they hoped would be “the one.” These buyers are STILL looking, and they are STILL ready!
The fall market brings a different kind of buyer, some of the most motivated buyers of the year. Many have spent months watching homes come and go and are ready to make a move when the right property appears. Here on the shoreline, one of the most powerful motivating factors is Next Summer! Buyers who have been dreaming of spending summers on the Connecticut Shoreline may see a fall purchase as the perfect opportunity. This gives them the chance to spend the winter and spring making any improvements or adding any personal touches so by summer they are ready to fully immerse themselves in the quintessential shoreline lifestyle.
Autumn can also offer an advantage to sellers. Some homeowners assume they’ve missed the traditional spring and summer selling season and decide to wait until next year. The same buyers are still there ready to make a move, but with fewer competing listings your home has a chance to shine! If you have been considering selling, there is no reason to delay listing simply because Labor Day has passed. You have a great chance to capture the buyers who have been waiting all summer to either win a bid in a multiple offer situation or for the right home to finally come on the market.
So, should you wait to list your home until spring? Maybe. But, don’t assume you have to. Every property and every seller’s circumstances are different. A thoughtful conversation with a local real estate professional can help determine whether selling now, preparing for a winter listing, or waiting for spring makes the most sense.
