If selling your home has been on your mind, chances are you have asked yourself, “Should I sell now, or should I wait?”

It is a fair question. Between conversations about interest rates, home prices, inventory, and what the market might do next, it can be hard to know when the timing is right. We usually tell our clients that there isn’t one answer that’s right for everyone.

The better question is, “What is your need?”

Think About Why You Want to Move

Before worrying too much about the market, start with what is happening in your own life. Maybe your family needs more space. Maybe the kids have moved out, and you are ready to downsize. You could be relocating for work, looking for less maintenance, or simply ready for something different.

Your reason for moving matters. If your current home no longer fits your needs, waiting for the market to reach some “perfect” point may not be the best choice.

Find Out What Your Home Is Actually Worth

Many homeowners have an idea of what their home is worth based on what a neighbor sold for or what they see online. Those numbers can be helpful, but they do not always tell the whole story.

The condition of your home, updates you have made, your lot, location, and recent sales nearby can all affect its value. Even homes in the same neighborhood can sell for very different prices.

Before deciding, it helps to know what buyers would realistically be willing to pay for your home today. You may be surprised by how much equity you have built.

Look at Where You’re Going Next

It is easy to focus entirely on selling, but what happens after the sale is just as important. If you are buying another home, look at the full picture. What would you have available for a down payment after selling? What would your new monthly payment look like? How would taxes, insurance, utilities, and maintenance compare?

Interest rates are important, but they are only one part of the decision.

Be Careful About Waiting for the “Perfect” Market

No one knows exactly what home prices or interest rates will look like six months or a year from now. Waiting could work in your favor, but the market could also move in a different direction than expected.

Trying to perfectly time the market can leave homeowners waiting much longer than they originally planned. Instead, look at what you know today. What is your home worth? How much equity do you have? What are buyers looking for in your area? Most importantly, does moving make sense for your life right now?

There is no simple answer to whether you should sell now or wait. A local real estate professional can help you look at recent sales, current buyer activity, your home’s potential value, and the costs involved in selling.
