Exactly What You Need to Know About Keeping Your Pavers Looking Great

But let’s be honest for a second: Florida’s climate is absolutely brutal on our properties. Between the scorching summer sun, heavy humidity, and those intense afternoon downpours, keeping our outdoor stonework clean and intact can feel like a losing battle. Nobody wants to step outside to relax, only to be constantly reminded that their patio looks dirty, weathered, and uncomfortable.

That is exactly why I started Veterans Paver Sealing and Pressure Washing, right here in Tarpon Springs. I didn’t want to just run a service business where we show up, spray some water, and leave. Over the years, I’ve learned exactly what it takes to keep these surfaces looking pristine, and I want to share a few straight-to-the-point truths that every homeowner needs to know:

• DIY products fail in Florida. It is tempting to grab a bucket of sealer from a local big-box store, but those generic products are simply not formulated to survive our unique Florida climate. The extreme UV rays and constant moisture will quickly cause cheap sealers to yellow, peel, or trap moisture, leaving you with a massive, expensive mess to strip off later.
• It is not a job for a handyman. Sealing is an exact science, not a side project. You should only hire a specialized company that seals pavers every single day. A general handyman or standard pressure washing guy simply doesn’t have the deep industry knowledge or the heavy-duty professional equipment required. We invest in commercial-grade gear and premium, commercial products to ensure the job gets done right the very first time.
• It all starts with the sand. A lot of people think the sand between pavers is just for looks. In reality, it’s the backbone of your entire driveway or patio. Without properly stabilized joint sand, your pavers will eventually lose their stability, causing them to shift, sink, or wobble. Even worse, empty joints invite windblown dirt, leading to aggressive weed growth and ugly algae. When the heavy rains hit, unsealed sand washes right out, causing erosion that ruins the base underneath. Locking that sand in place is the single best thing you can do for your hardscape.
• The right stone needs the right care. You can’t treat every surface the same. For standard brick pavers, we use a professional, two-part water-based sealer. It deeply penetrates the brick to lock in the sand and protect against UV fading, oil stains, and tire marks. But if you have high-end natural stone like marble or travertine, that requires a different touch. For those, we use a specialized impregnating sealer. Instead of sitting on top and making the stone slippery, it bonds underneath the surface. This lets the stone breathe, keeps its natural texture, and protects it from stains from the inside out.
• Maintenance is easier (and cheaper) than you think. Once your surfaces get that initial professional cleaning, sanding, and sealing, we’ve essentially built a shield over your stone. Dirt and grime stay on top of the sealer instead of soaking in, making it incredibly easy to keep clean. Best of all, future maintenance cleaning and resealing is highly cost-effective—usually running about 30% of the initial investment. Think of it like a quick oil change for your house to prevent a massive, expensive replacement down the road.
