What Houston’s Buyer’s Market Means for 77018
If you’ve been paying attention to the real estate headlines lately, you may have seen a surprising statistic: Houston is now one of the strongest buyer’s markets in the country. According to Redfin’s August 2026 data, Houston had approximately 131% more home sellers than buyers, placing us behind only Nashville and Miami among major U.S. markets. Redfin says the gap between Houston sellers and buyers is the largest in its records dating back to 2013.
Houston Association of Realtors (HAR) data tells a similar story. In August, Greater Houston had nearly 39,000 active single-family listings and 5.3 months of inventory. Single-family sales declined 11.5% compared with August 2025, while the median sales price declined 1.5% to $330,000.
But what does any of that mean if you live in 77018?
The first thing to understand is that real estate is incredibly local. Houston covers an enormous area, and metro-wide statistics don’t necessarily describe what is happening on your street in Oak Forest, Garden Oaks, Shepherd Park Plaza or the surrounding neighborhoods.
What they do tell us is that buyers have choices—and that changes how homes need to be sold.
If You’re Selling in 77018
The days of putting a home on the market at an aspirational price and assuming a buyer will eventually come along are largely behind us. Buyers can compare your home against more alternatives, and they’re paying close attention to condition, location, updates and price.
That doesn’t mean homes aren’t selling. Well-positioned homes are still selling, and the best ones can sell quickly. The difference is that sellers have less room for error. Pricing correctly from day one matters. Presentation matters. Photography, staging, marketing and making a strong first impression matter. And when the market provides feedback, sellers need to be willing to respond rather than simply waiting.
If You’re Buying in 77018
This market presents an opportunity we haven’t seen in several years.
More inventory means buyers can be more selective. It can also create opportunities to negotiate beyond the sales price—whether that involves repairs, closing costs, rate- buydown assistance or other terms.
That doesn’t mean every seller is desperate or every house is a bargain. A beautifully-updated home on a desirable street can still attract significant attention.
A Buyer’s market doesn’t mean buyers automatically win—it means they have more options and leverage.
The 77018 Market Is a Market of Opportunities
Perhaps the biggest change from a few years ago is that both buyers and sellers need a strategy.
For buyers who have been waiting for less competition and more choices, this may be a compelling time to take another look. For sellers, success increasingly comes down to understanding exactly where your home fits within the 77018 market—and positioning it accordingly.
After all, Houston statistics tell us the direction of the market. Your neighborhood, street and individual home tell us the rest of the story.
