Serving Those Who Served: Making Homeownership More Accessible for Veterans

For those who have served our country, homeownership should feel like an opportunity—not an obstacle course.

At Intention Mortgage, we are proud to work with veterans, active-duty service members, and eligible surviving spouses as they navigate the home-buying process. For us, helping military families is about more than originating a mortgage. It’s about being available, being responsive, and making sure borrowers understand the benefits they may have earned through their service.

Our connection to the military community is personal. We are proud to have a Marine on our staff, and we understand that military life doesn’t always operate on a traditional nine-to-five schedule. There have been times when our team has FaceTimed with service members stationed overseas in the middle of the night because that was when they were available and needed help with their loan.

To us, that isn’t an inconvenience. It’s part of the service.

Understanding the Benefits

VA loans can offer significant advantages to eligible borrowers. In many cases, veterans can purchase a home with no down payment, and VA loans don’t require monthly private mortgage insurance. That can make a meaningful difference for a family purchasing a first home, relocating, or simply wanting to keep more savings available for life after closing.

VA financing may also provide flexibility for borrowers whose financial circumstances don’t fit neatly into a traditional mortgage box. Every borrower is different, and every loan must still be carefully reviewed and approved, but the VA program was created specifically to make homeownership more accessible to those who served.

There may also be a one-time VA funding fee, depending on the borrower’s circumstances, although some veterans are exempt. In many cases, the fee can be included in the loan rather than paid entirely upfront.

Another benefit many veterans may not realize is that eligible borrowers with full VA entitlement aren’t restricted by a traditional VA loan limit. Ultimately, the amount a borrower can finance depends on their qualifications and the lender’s approval.

More Than a Mortgage

While these benefits are important, we believe the most important part of the process is having someone willing to explain them clearly.

At Intention Mortgage, our job isn’t simply to provide an interest rate or collect documents. It’s to listen to the borrower, understand the family’s goals, explain the options in plain English, and remain involved from the first conversation through the closing table.

As a locally owned mortgage brokerage, we believe strongly in community. We live here, work here, raise our families here, and understand that buying a home is one of the biggest financial and emotional decisions a family will ever make.

For veterans and active-duty service members, that process can sometimes come with additional challenges—relocations, deployments, changing schedules, and long-distance communication. Our goal is to make the mortgage side of that transition as simple and personal as possible.

Someone who has served our country should never feel like just another loan number.

Whether that means answering a question during the day, returning a call after hours, or FaceTiming with a service member stationed thousands of miles away in the middle of the night, our commitment is the same: be available, be knowledgeable, and treat every family with the respect they deserve.

At Intention Mortgage, it would be our privilege to help those who served us achieve their own American dream of homeownership.
