Westbrooke Place in Donalsonville, Georgia, is perfect for commuters, offering more home for far less than you’d expect. Thoughtfully crafted homes feature curated finishes, top-grade appliances, custom closets, and inviting amenities. Thanks to grants from the State of Georgia and funding from a private foundation, these quality-built new homes sell below their build cost, and for buyers, that discount means a lower purchase price and the potential for equity from day one.
Phase One includes 53 homes on West 7th Street, about 40 minutes from Dothan. Buyers can choose from four single-story floor plans, from the three-bedroom Loblolly at 1,683 square feet to the four-bedroom Dogwood at 2,198 square feet, priced from $257,500 to $290,000. Each home offers a choice of curated interior and exterior palettes, and the neighborhood includes sidewalks, streetlights, sprinkler systems, a playground, and an HOA.
Westbrooke Place is led by Bill Burke, a CPA and developer with Southwest Georgia Properties who has called Seminole County home his whole life. For years he watched young families leave for bigger cities, and after Hurricane Michael hit the area in 2018, he and his team spent time repairing storm-damaged homes across the county. That work sparked a bigger conversation about what Seminole County needed most to grow.
The answer came from Christopher Nunn, then Commissioner of the Georgia Department of Community Affairs, who told Bill, “There are three things you need to build a community: housing, housing, and housing.” A 2024 state grant program for rural housing infrastructure opened the door for Westbrooke Place. With added support from the City of Donalsonville and Seminole County, Phase One broke ground, and the first five homes were finished in February 2026. The neighborhood is taking shape, and many families have begun to cherish Westbrooke Place’s charm.
Good housing comes first. Before a town can attract new businesses, grow its schools, or expand its healthcare, people need a quality, affordable place to live. Westbrooke Place homes are built with the details you’d expect in new construction in Dothan or Tallahassee, like crown molding, ten-foot ceilings, tray ceilings in the master suite, quartz or granite countertops, and brick or Hardie Board exteriors, and they’re priced so working families, commuters, and retirees can buy in without stretching their budget too far.
The neighborhood is part of a larger revitalization plan. The same foundation behind Westbrooke Place is also investing in Donaldsonville Hospital, local schools, recreation, and the preservation of Lake Seminole. As Bill puts it, “We’re spending our money in four areas: housing development, healthcare, recreation, and education. If we have better schools with quality healthcare and great recreation facilities, then that’s going to bring people in.”
Our team is made up of local people who care about this project, from bankers and accountants to a retired educator, and every one of us wants to see Seminole County thrive. What we enjoy most is watching a home go from a cleared lot to a finished house ready for its first family. As Bill says, “The Westbrooke Place team of 12 to 14 individuals is 100% invested in this project. We know we are making a difference in this community.”
If you work near Dothan and you’re ready for more space and a lower cost of living, Westbrooke Place is worth the drive to see. Dothan is about 40 minutes away, so the commute is easy and you come home to a neighborhood with sidewalks, streetlights, and room for the kids to play.
Retirees will find a home with space for the grandkids, Donalsonville Hospital close by, two area golf courses, and the Gulf Coast beaches less than two hours away. And because every home carries a FEMA flood zone “X” designation, buyers aren’t required to carry flood insurance, which helps keep monthly costs down.
We named each of our four floor plans after a Southern tree: the Loblolly, the Magnolia, the Willow, and the Dogwood. It’s a small nod to putting down roots, which is what we hope every family does here. The homes also tend to surprise people on their first walkthrough. With crown molding, tray ceilings, quartz countertops, curated lighting, and top-grade appliances, they have a custom look without the custom price tag.
The Westbrooke Place team includes Nancy Jernigan of First Port City Bank, Charles Hall, audit manager, Bill Burke, CPA with Southwest Georgia Properties, and Betty Orange, a retired educator.
Mike Conder, owner of DeHildren Development and Construction, brings the floor plans to life, walks buyers through the homes, handles on-site visits, and conducts sales.
The full neighborhood will include about 200 homes across future phases. Special financing options through the Georgia Dream Program may be available for first-time buyers, educators, healthcare workers, first responders, and veterans, and Seminole County is a qualifying area.
