My dad bought TS Home Design Center when I was 18. I worked here on and off for years — front desk, invoicing, social media — before finally going all in with him full-time in 2020. Over all that time, in all those different roles, I’ve seen a lot. And the calls that stay with me longest aren’t about choosing the wrong color or style.
They’re about beautiful floors that failed because nobody talked to the homeowner about what was happening underneath. If you live in a single-story home on a concrete slab, which describes so many homes right here in North Orange County, this is something worth understanding before your next flooring project.
Concrete Slabs Are Never Really Dry
Even a slab that looks and feels dry is constantly pushing moisture vapor up from the ground. Without a proper barrier between that slab and your new flooring, you’re setting up the perfect conditions for buckling, warping, and mold, sometimes within months. By the time you notice it, the damage is already done.
A Story We’ve Seen Too Many Times
A couple in Placentia had luxury vinyl plank installed throughout their first floor by another company. The price was great. The floors looked gorgeous. Less than a year later, planks were lifting at the seams, and a musty smell had settled in. When we pulled back a section, the problem was clear: no moisture barrier over the slab. Replacing those floors cost more than the original installation, and it was completely preventable.
What Proper Prep Actually Looks Like
Before installing anything in a slab-on-grade home, the concrete’s moisture vapor emission rate needs to be tested, the slab needs to be confirmed to be clean and level, and the right barrier for the specific flooring going down needs to be selected. Hardwood, LVP, and tile all have different tolerances — there’s no one-size-fits-all answer, which is exactly why this step requires experience.
Two Questions to Ask Any Flooring Contractor
Before you hire anyone, ask: “Will you test my slab for moisture?” and “What moisture barrier will you use?” If they seem caught off guard, keep looking. Your floors are an investment — the prep work is what protects them.
