Residents passing by East Main Street have likely noticed construction activity underway at the former site of the cherished Pawling IGA. This long-anticipated project marks the final phase of the successful Pawling Commons development and represents an exciting investment in the future of the Village of Pawling.
Located at 67 East Main Street, the new four-story building will bring a dynamic mix of retail, residential, and community-oriented amenities to the heart of the village. The ground floor will offer more than 7,000 square feet of retail space, designed with flexibility in mind to accommodate a variety of businesses and services. The space can be configured for a handful of larger tenants or divided into multiple storefronts, creating opportunities for new businesses to join the growing Pawling Commons community.
Above the retail level, 36 luxury rental apartments will occupy three stories. The thoughtfully designed residences will include 21 one-bedroom and 15 two-bedroom apartments featuring contemporary finishes, open living spaces, modern kitchens, and stylish bathrooms.
Future residents and the residents of 71 East Main Street will all enjoy an impressive collection of amenities, including a fitness center, community room with kitchen, lounge area, package room, storage lockers, and outdoor gathering spaces designed to foster a sense of community.
The newest addition will complement the success already achieved within Pawling Commons. The neighboring building at 63 East Main Street is currently designed to accommodate nine retail spaces, while the 15 luxury rental apartments at 71 East Main Street remain fully leased.
The development also offers convenience, with more than 150 parking spaces and pedestrian-friendly sidewalks connecting residents and visitors to downtown Pawling, the Metro-North train station, local shops, restaurants, the farmers market, and recreational destinations.
With completion anticipated by late 2027 or early 2028, 67 East Main Street is poised to further enhance the vitality, walkability, and economic growth of the Village of Pawling for years to come.
