A Local Guide to Autumn Real Estate Success

As the summer heat fades and the leaves begin to turn, our neighborhoods take on a cozy, scenic charm. While spring is commonly thought of as the prime real estate season, fall is actually one of the best times to sell your home. Buyers active in the autumn months are typically highly motivated, eager to settle in before the holidays and winter weather arrive. However, selling in the fall requires a slightly different approach than selling in the spring.

“Autumn Curb Appeal”

  • Keep up with the leaves: Rake your yard, sweep the walkways, and clear the gutters regularly. A leaf-strewn yard can make a home look neglected.
  • Add seasonal color: Swap out tired summer annuals for vibrant fall classics like mums, marigolds, and flowering kale.
  • Create a welcoming entryway: A clean front door, a fresh welcome mat, and a tasteful, simple wreath (think eucalyptus, dried wheat, or autumn leaves rather than heavy holiday themes) will instantly make buyers feel at home.

Don’t let your house be “dark”

  • Wash the windows: Summer pollen and rain can leave a film on your glass. Clean windows let in maximum sunlight.
  • Open the blinds and curtains: For every showing, make sure all window coverings are fully open.
  • Check your lighting: Replace any burnt-out bulbs with warm, bright LEDs. Turn on all lamps and overhead lights before buyers arrive to create a warm, glowing ambiance.

Lean Into Cozy, Clean Aromas

  • Prioritize “clean” over “perfumed”: Before trying to make your home smell like pumpkin spice, ensure it is thoroughly deep-cleaned. Deep-clean carpets, wash drapes, and clear out pet areas.
  • Keep scents subtle: Strong air fresheners or candles can trigger allergies or make buyers wonder what smells you are trying to hide. Stick to incredibly subtle, natural scents like a simmer pot of cinnamon sticks and apple slices, or simply let the smell of a freshly cleaned home speak for itself.

Do the Maintenance

  • Service the HVAC: Buyers and home inspectors will want to know the heating system is in top shape. Have your furnace serviced and replace the air filters.
  • Seal up drafts: Check the weatherstripping around doors and windows.
  • Clean the fireplace: If you have a fireplace, ensure it is clean and swept. If it’s a gas fireplace, make sure it is in working order so you can turn it on for cozy ambiance during chilly afternoon showings.

Fall buyers are serious, but they are also smart. Because there is typically slightly less inventory in the autumn than in the spring, your home will get plenty of eyes—but only if it is priced correctly. Work with a local real estate expert to look at recent neighborhood sales and set a competitive price that drives immediate interest.

Selling your home in the fall allows you to showcase its warmth and comfort in a way no other season can. By taking care of these simple preparation steps, you’ll be ready to welcome eager buyers and transition smoothly into your own next chapter before the winter frost sets in.
