Summer Market Snapshot: More Choices, More Opportunity, Same Mountain Lifestyle

If you’ve spent any time around Conifer or Evergreen this summer, you’ve probably noticed two things: the hummingbirds seem especially busy, and the real estate market has settled into a much more balanced rhythm than we’ve seen over the past several years.

After the frenzy of the post-pandemic market, many buyers and sellers are asking the same question: “So… what’s happening now?”

The short answer? Things are normalizing and that’s actually good news.

Across Evergreen, we’re seeing more homes available for buyers to choose from, with active inventory up compared to last year. Homes are also taking a little longer to sell, averaging around six weeks on the market instead of disappearing in a single weekend. Median sold prices remain strong, just over the $1 million mark, while list prices have softened slightly, giving buyers a bit more breathing room during negotiations. 

Conifer is telling a similar story. Median sale prices have remained remarkably steady, hovering around the upper-$700,000 range, while inventory has become healthier and homes are averaging about 45 to 50 days on the market. Rather than signaling weakness, this reflects a market that’s finding its footing after several years of extraordinary conditions. 

What does that mean in plain English?

For buyers, you finally have something many people haven’t experienced since 2020: options. You’re more likely to have time for a second showing, negotiate inspection items or simply sleep on a decision before writing an offer. That’s a welcome change from the days when homes routinely received a dozen offers before Monday morning.

For sellers, pricing strategy has become more important than ever. The homes generating the most activity are the ones that enter the market well-prepared, professionally marketed and realistically priced from day one. Buyers are still willing to pay for quality, but they’re also comparing more properties before making a decision.

One thing that hasn’t changed is why people continue choosing western Jefferson County.

Whether it’s grabbing coffee in Marshdale, hiking Maxwell Falls after work, spending weekends at Staunton State Park or simply enjoying a quiet evening on the deck while watching wildlife wander through the yard, the lifestyle here remains incredibly appealing. That’s something no interest rate or market cycle can change.

As we move into the second half of the year, I expect to see the market continue along this balanced path. We may not see the bidding wars that dominated recent years, but we’re also not seeing signs of a dramatic downturn. Instead, we’re experiencing something healthier: a market where both buyers and sellers can make thoughtful decisions.

And honestly, after a few years of rollercoaster headlines, that might be the best news of all.
