If you’re considering putting your Miami Shores home on the market in 2027, it pays to understand how buyer preferences are evolving. While location remains king, today’s buyers are arriving with more refined wish lists—and they’re often willing to compromise on one feature to secure another.

As a seasoned Miami Shores real estate agent who represents both buyers and sellers throughout the village, it’s fascinating to watch how different buyers respond to the same home. The property matters, but the type of buyer often determines what they see as a deal-breaker or a hidden gem. Here are some insights into what different buyers are looking for, based on firsthand experience.

First-time buyers are realistic—but selective

As Miami Shores has become increasingly desirable, first-time buyers are learning they may not be able to check every box on their wish list. Buyers will have to make sacrifices, regardless of their budget. The key is deciding what’s non-negotiable.

Most first-time buyers are looking for at least three bedrooms and two bathrooms, though many are willing to consider smaller homes if there’s room to expand later or convert a garage or enclosed porch into additional living space. People still want openness, but they’re appreciating separate spaces again. Home offices, quieter rooms and more traditional layouts are making a comeback.

Design preferences are shifting as well. The cool gray color palettes that once dominated home renovations are giving way to warmer tones, natural material finishes and interiors that feel lived-in and cozy rather than sterile.

While quiet, tree-lined streets remain highly desirable, first-time buyers are also becoming more practical. They realize they may have to accept a busier street if it means getting into the neighborhood they really want.

First-time buyers also tend to prefer more turnkey homes. They’re already spending a tremendous amount on down payments, insurance, and closing costs. Replacing a roof or gutting a kitchen immediately after moving in isn’t appealing.

Luxury buyers expect homes built for living and entertaining

At the upper end of the market, buyer expectations continue to rise. Most are also looking for four or five bedrooms, bonus flex spaces, powder rooms and cabana baths that make entertaining a breeze.

Pools remain almost mandatory, and outdoor kitchens are a desired amenity. People want refrigeration, sinks, storage, high-end grills, and covered areas for year-round entertaining.

Inside, luxury buyers continue to prioritize expansive kitchens featuring oversized islands, premium appliances, multiple dishwashers and impressive butler’s pantries and wet bars.

And while it may seem basic, dedicated laundry rooms continue to rank surprisingly high. In Miami, an interior laundry room with storage still feels like a luxury. Two sets of washers and dryers? Even better.

Garage space is equally important, particularly for buyers with luxury vehicles who expect at least a two-car garage.

Investors are raising the bar

Developers continue to seek properties with large lots as demand for new construction remains strong. But unlike previous years, buyers aren’t necessarily asking for oversized, boxy modern homes. Many buyers looking for new construction are seeking homes with dimension, architectural interest, and a design that respects the charm and character of Miami Shores. Developers are taking note!

Short-term rental investors remain active, although they’re a smaller segment of the market. Those buyers tend to focus on maximizing bedroom counts, outdoor entertainment areas, and privacy that minimizes complaints from neighboring homes.
