90807: A Seller’s Moment, if You Know How to Play It

If you’ve been sitting on your Bixby Knolls or California Heights home wondering whether now is the time, the numbers say yes.

Over the past three months, homes in 90807 sold for a median price of $1,140,242, up nearly 17% from last year — with the typical range for single-family homes from $1.0M for classic Cal Heights bungalows to $2.5M+ for larger, updated Bixby Knolls homes. 58 homes changed hands in June alone, and they moved fast — a median of just 29–31 days on market, down from 41 a year ago. Typical homes receive around 3 offers, and more than half of sellers (55%) sold above asking price.

Translation: whether your home is a cozy bungalow or a larger updated property, if it’s priced right and shown well, buyers are lining up. Curious what that means for your specific home? A five-minute call tells you where you stand — no pressure, no obligation.

Why this matters if you’re thinking about downsizing, relocating, or making a life transition

I talk to a lot of longtime 90807 homeowners — empty nesters ready to trade a big yard for less upkeep, families relocating for work or to be closer to grandkids, and people simply ready for their next chapter. The hesitation is almost always the same: “Where would we even go, and can we actually afford the move?”

Here’s the good news: with equity built over the past 5, 10, 20 years or more, most sellers I work with are in a far stronger position than they realize. And if you’re 55+, Prop 19 may let you transfer your current low property tax base to your next home anywhere in California — a huge advantage that makes downsizing or relocating far more affordable than most homeowners realize. Not sure how Prop 19 applies to your situation? Let’s figure it out together — give me a call.

What I bring to the table…

With over 28 years as a resident of Cal Heights and Bixby Knolls myself, this isn’t just my market — it’s my neighborhood. Thirty years selling homes right here in Long Beach means I know what your home is worth and what buyers respond to — because I live it too. Thinking about your next chapter? Let’s talk. No obligation, just clarity.

Whether Buying or Selling, make your next move a well-informed one. I’m Connie Wildasinn, Broker-Owner, WGroup Realtors – Your LA and Orange County connection. Let’s work together to get your home sold fast. “I’ll take you from contracts to closing.” Call me at 562.824.4846.
