Many homeowners assume spring is automatically the best time to sell. The lawns are greener, the days are longer and more buyers seem to enter the market. But waiting until spring is not always the right decision.
Although buyer activity often slows during the fall, the people who continue looking tend to be more serious. They may be relocating for work, responding to a change in family circumstances or trying to purchase before winter. At the same time, fewer homeowners list during the fall, which can mean less competition for a well-prepared property.
Spring typically brings a larger pool of buyers, but it also brings more listings. Your home may look its best in warmer weather, yet it could be competing against several similar properties in the same neighbourhood. More buyers do not necessarily guarantee a higher sale price if they also have more homes from which to choose.
Your property’s condition should also influence the decision. If the exterior, landscaping or driveway are major selling features, spring photography may present the home more favourably. Conversely, a comfortable, well-maintained home can be especially inviting during the fall when warm lighting, seasonal colours and a tidy entrance help buyers picture themselves settling in.
The most important consideration is your own situation.
If selling now helps you secure your next home, eliminate carrying costs or move forward with an important life change, waiting several months for a potentially better market may not be worthwhile. Market conditions can shift, and there is no guarantee that spring prices will offset the additional mortgage payments, taxes, utilities and maintenance incurred while waiting.
The best time to sell is not determined by the calendar alone. It depends on local competition, the condition of your property, your financial goals and what you plan to do after the sale. Before deciding to wait for spring, compare the potential benefit with the real cost of holding the property through another winter.
