Season is returning, and there’s plenty to love about calling Punta Gorda home.

Every fall, there’s a morning on my daily run when I can tell season is here. A house that’s been closed since spring has its shutters open. The cover is off the boat next door. There’s a car in the driveway with out-of-state plates and a cooler still in the back seat.

By week’s end, half the street looks like that.

Welcome back. You were missed. The pelicans held your spot.

Whether you’re returning for the season or you’ve enjoyed Punta Gorda all summer, our real estate market has some interesting stories to tell.

A Market Finding Its Balance

September brought encouraging signs for Punta Gorda Isles and Burnt Store Isles homeowners.

According to local market data, available single-family home inventory declined from 152 properties the previous September to 97 this year. Meanwhile, the median sale price increased from $540,000 to $650,000.

Another notable change? Months of inventory dropped from approximately eight to 3.6. Generally, a three-to-six-month supply is considered a balanced market, where buyers and sellers have relatively equal negotiating opportunities.

Of course, these numbers reflect homes sold during specific periods, not guaranteed changes in individual property values.

Today’s buyers remain selective, and realistic pricing continues to matter.

The Number Worth Watching

One particularly interesting statistic is the percentage of original asking price sellers received.

In September, homes sold for approximately 94% of their original listing prices, compared with 83% a year earlier.

This doesn’t mean every home increased in value. Rather, it suggests a narrowing gap between what sellers initially ask and what buyers ultimately pay.

For homeowners considering selling, three factors deserve special attention: price, condition, and presentation.

Price: Starting with a realistic asking price helps attract serious buyers without unnecessary reductions.

Condition: Coastal buyers pay attention to seawalls, docks, insurance considerations, and property maintenance. Small repairs and thoughtful upkeep can make meaningful differences.

Presentation: Quality photography, accurate property information, and effective exposure help buyers understand a home’s features, whether they’re nearby or searching from another state.

More Reasons to Love Punta Gorda

Beyond real estate, there’s something exciting happening throughout our community.

New restaurants and gathering places are adding fresh energy to an already vibrant waterfront lifestyle. Familiar faces are returning, neighbors are reconnecting, and our canals are coming alive again.

After years of watching Punta Gorda grow, I still find something special about this time of year.

Whether you’re enjoying a boat ride, meeting friends at Fishermen’s Village, or watching another spectacular sunset from your lanai, there’s much to appreciate about where we live.

Here’s to a wonderful season filled with full docks, good neighbors, and plenty of reasons to smile.

And to everyone returning: Welcome home. The pelicans have been waiting.
