Selling This Winter? How to Make Your Northland Home Stand Out

  • Copied!

As we head toward winter, homeowners may wonder whether they’ve missed their opportunity to sell. The latest Northland numbers suggest the market is still moving.

Through August 2026, closed sales were up 6.9% in Clay County and 5.4% in Platte County compared with the same period last year. Median sales prices also increased—3.0% in Clay County and 6.6% in Platte County.

But today’s buyers are navigating higher housing costs, and for many, their budgets are already stretched by the monthly payment. That can leave less money—and less appetite—for repairs and improvements after closing. As a result, a home that feels well-maintained and move-in ready can have an important advantage.

So, if you’re considering selling this winter, what can you do?

Take care of the little things.

Fresh paint where needed, working fixtures, repaired trim, clean flooring, and addressing obvious maintenance items can make a difference. You don’t necessarily need an expensive remodel. The goal is to avoid giving buyers a growing mental list of projects—and expenses—as they walk through your home.

Make a strong first impression.

Keep leaves cleaned up, landscaping trimmed, gutters clear, and the front entry inviting. When winter weather arrives, keep driveways and walkways clear.

Brighten the interior.

Shorter days mean lighting matters even more. Clean windows, open blinds, replace burned-out bulbs, and make rooms feel bright and welcoming.

Understand the competition.

Buyers may be comparing your home with other resale properties and new construction. Builders may offer incentives, so condition, price, closing-cost assistance, or other concessions can become part of the equation.

Finally, price for today’s market.

Buyers are watching both price and monthly payment. A well-prepared home that’s positioned correctly from the beginning has a better opportunity to stand out.

The Northland market hasn’t stopped for winter. But with buyers watching their budgets carefully, condition, presentation, and price matter.

Market statistics are based on Heartland MLS data for Clay and Platte counties through August 2026. Figures reflect overall county-level market activity; individual communities, neighborhoods and price ranges may perform differently.
