November is one of my favorite times in Park City. The pace slows before ski season, holiday lights appear around town, and we look forward to Thanksgiving with family and friends. As the first snow covers the mountains and we anticipate the lifts spinning again, it’s a reminder of why so many of us love calling Park City home. It’s also a good time to look at our real estate market. Here are questions we often hear from buyers and homeowners.
Why can similar homes have surprisingly different market values?
According to the Park City Board of REALTORS®, single-family home sales volume increased 15% during the 12 months ending June 2026, while condominium sales volume declined 7%. That doesn’t mean every home appreciated or every condo lost value. Even within neighborhoods, buyers value different features: parks and trails in Silver Springs, walkability and ski access in Old Town, and club membership opportunities in Promontory and Tuhaye. The real question isn’t simply what Park City homes are selling for, but what buyers will pay for the particular advantages your property offers.
Is there an advantage to buying before the end of the year?
There certainly can be. Some buyers pause during the holidays while others want to purchase before ski season. Less competition can create opportunities, and sellers hoping to close before year-end may be more flexible on price or terms. Park City also attracts buyers completing 1031 exchanges, who generally have just 45 days after selling an investment property to identify a replacement, creating urgency in any season. Still, many luxury owners can afford to wait for the right buyer. The takeaway? December isn’t necessarily a quiet month for serious buyers.
Should I sell now or wait until spring?
Many assume spring is best for listing, but Park City buyers look year-round. Some owners prefer to enjoy their homes during ski season rather than accommodate showings, and others don’t want to miss lucrative vacation rental bookings. As a result, winter buyers often have fewer properties to choose from, which can mean less competition for sellers. Winter also showcases ski access and the mountain lifestyle, while spring typically brings more activity but more competing listings, too.
Are buyers more willing to negotiate during the holidays?
Sometimes, particularly on longer-listed properties, but Park City’s luxury market doesn’t always follow national trends. Economic uncertainty and higher borrowing costs influence some buyers, while others are less rate-sensitive and ready to act when something exceptional appears. The same applies to sellers: some are motivated to close before year-end, while others are comfortable waiting for their price.

Are there tax advantages to closing before December 31?
There can be, depending on your circumstances. Selling an investment property, recognizing capital gains, or buying for business or investment purposes can all have tax implications, but closing before December 31 doesn’t automatically create an advantage. Timing, ownership, and property use all matter, so talk with your CPA.
Could a Super El Niño winter influence Park City’s real estate market?
NOAA forecasts a strong to very strong El Niño, raising hopes for an active ski season, though it doesn’t guarantee record snowfall. In a destination ski market like ours, strong snow conditions can attract visitors and support vacation rental and second-home demand. A memorable powder season may bring more buyers to town, though snowfall alone doesn’t determine values. Homeowners should also prepare for a heavy winter: now is a good time to check your roof and gutters, arrange reliable snow removal, inspect heat tape, and make sure drainage and snow-shedding areas are clear.
Looking Ahead to the Holidays
If buying, selling, or making a change is on your mind, remember that opportunities don’t necessarily follow the calendar.
Wishing you a wonderful Thanksgiving, happy holidays, and plenty of great ski days ahead!
