Your Mortgage Is Coming Up for Renewal — Now What?

For many homeowners, a mortgage renewal arrives quietly in the mail or inbox. It may be tempting to sign the offer and move on. However, your renewal is one of the best opportunities to review your finances, reduce borrowing costs and make sure your mortgage still fits your plans.

Start Six Months Early

I recommend contacting a Mortgage Agent approximately six months before your maturity date. Why start so early? It provides time to review your mortgage, credit, income, property plans and overall financial goals—without the pressure of a looming deadline.

Perhaps you want to lower your payment, pay the mortgage off faster, consolidate higher-interest debt, access equity for renovations or add a home equity line of credit. You may also expect to move, retire or help a child purchase a home. Each goal could point to a different mortgage solution.

Starting early allows your Mortgage Agent to identify potential qualification or documentation issues and create a strategy. Many lenders offer rate holds 120 to 130 days before maturity. Once you enter that window, your Mortgage Agent can secure a rate, protecting you if rates increase before renewal. If rates later decline, depending on the lender and product, your Mortgage Agent may be able to request a lower rate before closing. Beginning six months early provides time before the rate-hold window opens.

Most importantly, do not assume your current lender’s first offer is its best offer. A convenient renewal is not always the most competitive or suitable one.

Big Six Bank or Mortgage Company?

Canada’s Big Six banks offer mortgages alongside chequing accounts, credit cards, investments and other services. Keeping everything at one institution can be convenient, and a bank may offer bundled incentives. However, the representative you meet generally recommends products available from that bank.

Mortgage companies—such as MCAP, First National and RMG—specialize primarily in mortgages. They are established Canadian lenders, often accessed through the mortgage-broker channel. Neo Financial represents a more digital model, offering online applications with support from Mortgage Advisors. These lenders may offer competitive rates, useful prepayment privileges and products designed specifically for homeowners, even though they may not have a traditional branch on every corner.

The lender’s name, however, should never be the only deciding factor. Compare the interest rate, prepayment privileges, penalty calculation, portability, standard versus collateral-charge registration, refinancing options, fees and customer service. The lowest advertised rate can include restrictions that may cost far more later if you sell, refinance or break the mortgage early.

A Mortgage Agent can compare options from banks, credit unions and mortgage companies available through their lender network, then explain the trade-offs in plain language. In most straightforward prime mortgage transactions, the lender—not the borrower—pays the agent’s compensation.

Your renewal is more than paperwork; it is a financial planning opportunity. Start early, explore the market and choose a mortgage designed for where you are going—not simply where you have been.
